What a Great Listing Agent Can Do For You

Selling your home is challenging enough in a still-recovering market, but homeowners putting their home on the market do have options. They can sell it themselves as an FSBO (For Sale By Owner); offer it as an open listing (freedom to work with any agent(s) who bring forth a qualified buyer) or they can utilize the service of a listing agent. The latter is the old-fashioned way, but today's agents utilize tools that are far from antiquated.

Buyers can't purchase a home they don't know about. A good listing agent uses cutting edge tools to market your home. They can access the MLS (Multiple Listing Service) database and solicit the participation of other agents representing eligible buyers. This increases the likelihood of finding people who are ready to get on the ground and start viewing the home(s) they are interested in, and follow up with serious offers.

A listing agent will likely offer advice on the condition of the home, and what sort of repairs or upgrades might increase the attractiveness of the home to potential buyers. When negotiations begin, the listing agent acts as a liaison between you and the buyer's representative. Your listing agent receives any offers, reviews them with you, and recommends whether to accept, decline, or counter.

Even if you have previously sold a home on your own, and are well aware of how the process works, there are always potential challenges that require the knowledge and know-how of an experienced real estate agent. An effective listing agent can make the entire process easier to navigate and understand.
