Why Should You Appraise Your Home: An Interview with Ken Habeeb of Coastside-Peninsula Appraisal

Tell us a little bit about your company and its foundation.

My company was started in 1995 after an apprenticeship of five years. The gentleman I apprenticed with remains a very good friend and appraiser colleague. With an office on the Coastside, which is central to the county of San Mateo, I can get anywhere within the county in thirty minutes. That includes rural areas along the Coastside, such as Pescadero, to estate properties in Atherton and central Woodside, with everything in between. Acreage properties, along with large estate properties are the most complex and involved to appraise. My fortunate proximity to, and experience with such a varying array of properties has eventually resulted in an expertise that many area appraisers do not have. As well, because I see so many ocean-view and bay-view homes, my experience with assigning value to views over the past twenty years is considerable and my confidence level there is high. That in turn makes my job enjoyable at this point!

What is a list of reasons someone should appraise their home?

    Reasons folks might need to appraise their home:
  • Mortgage Refinancing
  • Estate planning
  • Divorce settlement
  • Tax purposes (Including philanthropy, such as donating land to a trust)

How are home appraisers paid?

Appraisers are paid by the order from the person(s) or entity ordering the report. It is a fixed, all-inclusive fee that varies with the complexity of the property and/or order requirements.

How long does an appraisal take?

An appraiser might take anywhere from half a day to several weeks to complete a report. Commercial appraisals take the longest time.
