The Custom-Home Building Process Made Easy: An Interview with Bill Cornacchia of BLC Custom Homes, Inc.

Tell us a little bit about your company and the services you offer.

BLC Custom Homes, Inc. has been a desire of mine for many years. When the opportunity presented itself, I went for it . My hope is to provide clients with a hands-on approach to making their dreams into reality. I have strong relationships with architects and engineers who are ready to put their ideas to paper and help to get the process going quickly.

Is there a common misconception that people have about building a custom home?

Clients can get very caught up in "price per foot," which is warranted, but there are other issues to consider. First, hard cost is what the builder is responsible for and it is based solely on the plans and conditions of the property. Second, the homeowners have allowances for each of their finish items, i.e., lighting, plumbing, appliances, tile, etc. This is out of the control of the builder and solely dependent on what the homeowners desire. This is what determines final numbers, which represent the accurate per-foot cost of the home. Nine times out of ten, this is where budgets either grow due to taste or shrink due to cost.

Can you briefly describe the basic steps in the home building process?

My advice is to locate a builder who will provide you all the parameters and help you understand what to expect and plan for when looking for a location to build. This also affects per-foot price depending on the make-up of the property, utility locations and water.

How much flexibility do families have when it comes to the design details?

Flexibility is promoted by BLC. I want what the homeowners want, and the only way to achieve that is by exploring all options and finding the means to give them that.

How do you balance what your clients want with what is possible?

It's all about communication! As a builder, this is the single biggest oversight made by local track builders. They fail to listen and are more interested in giving you what they already have instead of what buyers want. The personal touch and genuine desire to give homeowners exactly what they want is what BLC Custom Homes, Inc. is committed to achieving.

Do you have any tips to help make the home building process more enjoyable for people?

Get in touch with a contractor! Ask questions about requirements or association dues that can affect your bottom line. A few good questions can provide all the answers you need need to make the right decision .
