Please tell us a little bit about your company and the services you offer.

We are an independent, local residential and commercial property inspection company. Murrer Certified Inspections has quickly become a trusted and highly recommended home and property inspection company serving the Monterey Bay area and beyond.

Can you briefly talk about what a seller's inspection is?

A seller's inspection is a visual evaluation of the property to gain clarity of the existing condition.

How commonly they are done right now in Northern California/Santa Cruz area?

Very common.

Does a seller's inspection differ from home inspection that a buyer will have done?

All inspections are conducted in the same manner. The seller's inspection is a preparation for selling the home, permitting possible repairs prior to sale. This lowers the potential of renegotiating during escrow.

What can people do if the results of their seller's inspection say there are no major defects and the buyer's inspector finds one or more defects?

Depending on the issues, either the Inspector would re-evaluate the concerns or establish an outside source for further review.

What are some of the main benefits of getting a seller's inspection for your home?

A pre-listing inspection can help a seller identify major issues and minor repairs. This will make the seller aware of any conditions that may exist prior to the sale of the property. Furthermore, this will allow the seller to make any necessary corrections and potentially get the full asking price of the property.

What is one of the most common questions you're asked about home inspections? (And what's the answer?)

There are many questions asked during a home inspection. However, the most common is whether or not the structure or foundation of the property is stable. The answer depends on the on the outcome of the inspection. If a negative outcome occurs, then the client is referred to a structural engineer for further analysis of the problem.
